This complex renovation, in Sandy Springs, GA, involved turning a Ruth Chris’s Steakhouse into an Orthopedic Office and Surgery Center. The 2 Story structure, comprised of 11,914 sq. ft., had a wood stud shell with a mixture of EIFS and wood siding. The roof was multi-layered with shingles over slate. The exterior of the building received a new EIFS Finish with stone columns and accent walls. The roof was replaced with new Decra Tile. The flat roof areas had to have the metal decking completely replaced and a new TPO Roof installed. A new exterior stair was added as was a canopy for pickup of patients after surgery. A fire line was brought from across the street to provide fire protection for the building. Miscellaneous site improvements include, but are not limited to , reconstructing a retaining wall, parking lot repairs, re-striping, landscaping, etc.
The interior of the building was completely demoed. It was discovered during demolition that improvements made over the years weren’t structurally sound. Repairs were made as required. All new Mechanical, Electrical, Plumbing, and piped medical gas systems were installed. The building received a new 100 Kw diesel generator. A new fire sprinkler service was added. A new machine-less elevator was installed. The building received new insulation throughout and fireproofing as required. The Main floor includes Eight (8) Exam Rooms and One (1) X-Ray Room. The 2nd Floor includes Two (2) Pre-Op Spaces, Four (4) Post-Op, and Two (2) OR Rooms. This was a negotiated project which included Pre-Construction services.
Complete design was provided including construction document preparation and interior design.
